Providence will oversee a full historic rehabilitation of the facility with a new construction addition that provides high quality affordable senior housing to prevent displacement of senior residents from Uptown New Orleans.
In returning the combination school, convent, and gymnatorium to commerce, the property will consist of 62 affordable rental apartments for very low- and low-income seniors. All units will be set aside for qualifying seniors earning at or below 50% AMI, with some units reserved at lower incomes. Senior residents will pay rent on a sliding scale equal to 30% of their income. The property will include amenities such as off-street parking and also be built to green standards for energy efficiency and cost reduction for residents.
Providence anticipates approximately eight months of predevelopment, allowing time to competitively select a contractor, finish construction documents, engage community members, and prepare environmental reviews. With a closing and start of construction in early 2022, construction would last approximately 13 months, with apartments being ready for occupancy in early 2023.
Minority and local contracting with local hiring opportunities will be prioritized, and we will host an onsite job fair prior to construction.
